Electrics and plumbing go in while the walls are open. Once the plasterer has been, every cable and every pipe is behind a finished surface. Moving a socket after that means cutting the wall, re-plastering the patch, and repainting the wall — three trades returning to undo one decision.
This is why the socket and lighting layout has to be settled before first fix, which is much earlier than most people expect. You are deciding where a table lamp goes before you have chosen the table.
Screed before tiling
The screed is the level, flat base the tiles are laid on, and it has to cure. Tiling onto a screed that is not ready is the failure that shows up a year later as cracked grout and loose tiles, and by then the only fix is to lift the floor.
Apertures before internal finishing
Windows and external doors close the building. Until they are in, the property is open to weather and dust, and no finishing trade should be working in it. The practical consequence is that the decisions arrive in a different order from the one people expect. The things you choose first are the things you cannot see:
- Where every socket, switch and light will be — before first fix
- Whether any ceiling is being dropped, and where — before plastering
- The aperture specification — early enough for manufacture
- Bathroom layout and waste positions — before first fix plumbing
The things you choose last are the visible ones: paint colours, light fittings, ironmongery, furniture. Those can move late without costing anything.
That inversion is the single most useful thing to understand about a fit-out. Most people arrive with the finishes decided and the services vague, and the sequence needs it the other way round.
Where a managed programme actually earns its money
Any competent trade can do its own part. What goes wrong on an unmanaged project is the joins: the plasterer arriving before first fix is signed off, the tiler waiting on a screed nobody scheduled, the joiner unable to measure because the walls are not finished.
