Most plumbing failures in a finished property are not leaks. They are falls that are slightly wrong, a waste run that had to take a longer route than planned, or a shower that works until the pressure drops. All of them are decided at first fix, behind a wall, months before anyone turns a tap.

Running plumbing inside a managed programme means those decisions get made against the finished layout, and the work is inspected before it is covered up rather than after somebody notices.

What it costs

First fix plumbing is priced per square metre of floor area, and it is in the calculator. The calculator uses €22 to €66 per m² of floor area for first fix depending on the finish tier — the same figures it uses for a whole-project budget, because there is only one rate card.

Questions people ask

Why is plumbing priced on floor area rather than per bathroom?

Because first fix is the distribution around the whole property — the runs, not the fittings. The bathrooms themselves are priced separately, per room, and the calculator has a bathroom line for exactly that.

Can you work with a bathroom I have already bought?

Yes, and it is worth telling us early. Some suites need a specific waste position or a pressure the property does not have, and that is much cheaper to discover before first fix than after tiling.

Is water pressure a problem in Malta?

It can be, and it varies by locality and by floor. It is one of the things the survey checks, because it decides whether a pump is needed and that changes both cost and the space you need to find for it.
